Our Planning division’s mission is to encourage economic growth in a progressive community environment and facilitate the land development process by focusing resources on comprehensive planning activities and to supply unparalleled pre-development services in the City of Burleson and its extra-territorial jurisdiction.
The Planning division is responsible for establishing conceptually viable planning principles and policies to help guide and manage the development patterns of the City, while implementing strategies to encourage the establishment of new neighborhoods, new businesses, and the expansion and retention of existing businesses.
The Planning Division supports the city manager's office, the Planning & Zoning Commission, the city council and other City boards and commissions on matters affecting planning, growth and development in Burleson. The division also coordinates planning and development related matters with other City departments and agencies.
The Planning Division is responsible for both Current Planning and Long Range Planning
Current Planning deals with the review and processing of zoning requests; subdivision and platting issues; zoning variances, special exceptions, and use termination cases; notification for public hearings; annexation; and custodian of the official zoning maps.
Zoning regulates how land is used and protects the character of each district. Zoning protects property value and the overall quality of the community as a whole. This is done through controlling density of construction and intensity of land use, as well as through setting standards for landscaping, screening, building setbacks and height, and signage. Platting is the way in which property is divided, through laying out on paper or mapping each piece of land. A recorded plat indicates lots, building lines, easements and rights-of-way, flood areas, boundary markers, and other permanent attachments to land.
Staff support is provided for the Board of Adjustment, City Plan Commission, the Old Town Design Standards Review Committee, and affiliated subcommittees, and task forces.
Long Range Planning deals with long term land use planning within the City of Burleson and its extra territorial jurisdiction (ETJ). It conducts corridor studies; small area plans; creates new ordinances and amends existing ordinances to address development and growth issues. |
